Student Housing- Rent or Buy

Does it make sense to rent or buy?  At CU Boulder the average rent is $1000 per month per bedroom, or $12,000 per year.  For some it may make more sense to purchase a condo or home for the three or four year duration of your son or daughters education at CU Boulder.

I have helped many parents realize a net gain during the holding period of their investment, the main reason is we have a very stable real estate market in Boulder due to our diverse economic base and our slow growth municipal policies.

From August 2014 to August 2015 Boulder real estate experienced 17% appreciation.  Over the past 10 years the average annual appreciation has been 3%.  Remember it’s not all about appreciation, with a 2 or 3 bedroom property you can rent out the other bedrooms to create cash flow, and build equity.
